The home is filled with subtle but convenient extras that will make your stay more comfortable. ✔Spices/seasonings and cooking oil ✔Keurig coffee maker with foldgers ground coffee, stevia and creamer ✔Washer and Dryer ( includes laundry detergent ) ✔Hair dryer ✔Iron and Ironing board ✔All necessities - Towels, soaps, toilet paper, paper towels, ect. ✔ ( 1500 count egyptian cotton linens ) ➡The house has 2 floors and it has an open floor plan with plenty of room for up to 8 people. ➡The first room upon entering is the living room/kitchen and dining room with seating for everyone and marble counter tops. ➡Bedroom #1 is on the first floor and it has a king size bed in it. One of the bathrooms is also on the first floor. ➡There is a set of stairs that takes you down to the second floor of the home. ➡Once you go down the stairs, the first room on your left is going to be Bedroom #2 which also has a king size bed. ➡After you pass Bedroom #2, the next room is a smaller family room with a sleeper sofa, childrens playing area and a 50 inch TV. ➡Across the smaller living room is Bedroom #3 which has a queen bed. ➡At the bottom of the stairs and to the right of the smaller family room, there is a half kitchen with cabinets, sink and microwave next to the washer and dryer. ➡The second bathroom is on the lower floor at the end of the half kitchen and also attached to Bedroom#3. ➡There is a glass slider door that is attached to the smaller living room downstairs that takes you to the backyard where there is an open seating area and small grass yard that is fully fenced. ➡The pool is below the fully fenced smaller grass yard and is also fully fenced to keep younger children from entering the pool area without adult supervision.

Have you ever booked an Airbnb and showed up to a place that was not what you expected? Whether the place was messy, unorganized, in a questionable neighborhood or if it had a horrible smell throughout, we have all had a horrible experience with booking a place for our trip. I have had my share of these uncomfortable situations and that is why I work very hard to provide my guests with the best accommodations possible when they book with me. In order to provide all of my guests with a home they can enjoy and know will be clean and comfortable for them during their stay, I do have to have rules in place in order to be able to give all my guests the stay they are expecting when they book with me. Please take a moment and read my rules carefully as they are designed to give you and all my guests the best experience with booking with me as possible. + I have the right to inspect the premises without prior notice at any time to enforce the rules of this agreement to rent our house. We take pride in ensuring that our house stays clean at all times. + This home is a "so shoes" home so please respect this rule and take your shoes off while inside the home. My professional cleaning company cleans all of the floors after each and every guest so you will not have to worry about the floor not being clean when you check in. + We understand and appreciate that our guests do pay a cleaning fee. This fee covers the cost of our professional cleaners to sanitize by following AirBnB's 5-step enhanced cleaning process as part of the COVID-19 safety practices, the cost to wash and accordingly replace linens, and the cost to restock all essentials. + For guests that stay with us for a minimum of 2 weeks, an additional half cleaning will be required. The half cleaning will consist of my professional cleaning company having full access to the property for 2 hours so they can clean all the counter tops, the bathrooms and replace all the linens on the beds. The cost of this half cleaning will be an extra $100 dollars per half cleaning. + There will be a washer and dryer if you'd like to clean your used linens yourselves. Please do not wash the blankets/comforters unless there is a pressing reason that they need to be washed. If such a reason occurs, please notify us through the Airbnb messaging portal and we will assess the situation in regards to washing the blankets/comforters in the available washer and dryer. + There is a broom and mop located in the upstairs bi-fold closet for your use in order to keep the house in good working and clean condition during your stay and also upon your departure. + You will be provided with numerous essentials during your stay. We do ask a few things of you regarding these: 1) please do not flush anything other than toilet paper down the toilet; 2) please use our provided makeup remover towels when removing makeup, as opposed to our towels & washcloths; and 3) please place dirty towels & washcloths in the washing machine and start it before you check out. + There will be a $250 fine for any guest who tampers with any safety equipment. + There will be a $250 fee for any extra pool maintenance that is caused by a guest who does not respect the pool rules. + We have taken measures and precautions to make safety the priority with the pool and the jacuzzi at the property. Parents of any children staying at the property will be solely responsible for the safety of their children when the children are around or in the pool or jacuzzi. The host is not responsible for any child's safety when it comes to the pool or jacuzzi and by booking with me, all parents of children agree to this and understand their responsibility with their children when their children are around or in the pool or jacuzzi. + Smoking is NOT allowed anywhere in or at the property. If any cigarette or marijuana is detected by ourselves or our smoke monitoring device, there will be an Airbnb case started immediately. Smoke smell is extremely difficult and expensive to eliminate, and we don't need our new home and appliances smelling like it. If we notice any cigarette or marijuana smell or residue, there will be a $500 smoke cleaning fee applied. Please be aware that smoke smell tends to remain on clothes, can rub off on our furniture and linens, and can float into the house (especially if the door is left open and the wind is blowing that direction). Please do your part to avoid paying this expensive fee and maintain the cleanliness of our home. + There are no parties allowed. In addition to the global AirBnB party & event ban, our neighbors have little kids and, while largely friendly, expect the utmost level of privacy. That means after 9PM on weeknights and 11PM on weekend nights, noise level needs to be reduced to a minimum. The last thing we need is a neighbor's complaint about noise or parties. There will be a $100/per unplanned visitor/per calendar day fee that will be charged to the guest who booked for any people who are partying at the property. +There is a $50 early check in fee for any guest who would like an early check in before their scheduled check in. This is only allowed when the guest reaches out to me and I have time to make sure that the property has been fully cleaned and prepared for the incoming guest AND I have had enough time to ensure that my professional cleaning company has vacated the property. Early check ins are not always possible and the guest is required to get written permission from me though Airbnb messaging before the check in will be allowed. + The number of guests on the booking reservation must not be exceeded any given time during the reservation without detailed, written consent from the hosts. Additional guests add to our home's wear & tear & drive up our costs unexpectedly. Any extra guests that enter the premises without the hosts' prior consent will result in a $100 dollar fee per person, per day that they are present. + We ask that our guests pleas...

There is a lawn service company that does come by once per week on Tuesdays at noon and they will be taking care of the front yard and the back yard. The backyard pool is fully fenced although it does not look like it is in the pictures in the listing. This was recently done and is now safe for little children although the safety of any children who are staying at the property is ultimately and always the responsibility of the parent and not me as the host. RELEASE & WAIVER OF LIABILITY AND INDEMNITY AGREEMENT for HOT TUB/POOL USE IN CONSIDERATION OF the risk of injury that exists while SOAKING IN the HOT TUB or using the POOL (hereinafter the “Activity”); and IN CONSIDERATION OF my desire to participate in said Activity and being given the right to participate in same; I HEREBY, for myself, personal representatives, executors, administrators, assigns, guests, children, heirs, and next of kin, (hereinafter collectively, “Releasor,” “I” or “me”, which terms shall also include Releasor’s parents or guardian if Releasor is under 18 years of age), knowingly and voluntarily enter into this WAIVER AND RELEASE OF LIABILITY and hereby waive any and all rights, claims or causes of action of any kind arising out of my participation in the Activity; and I HEREBY release and forever discharge - Ian Rhoades, the listing owner, (hereinafter “Ian”) their affiliates, managers, members, agents, attorneys, staff, volunteers, heirs, representatives, predecessors, the property owner, successors and assigns (collectively “Releasees”), from any physical or psychological injury that I may suffer as a result, direct or indirect, of my participation in the Activity. I HEREBY acknowledge that upon entering the hot tub/pool area, I will continuously thereafter, thoroughly inspect such area. My continued presence constitutes an acknowledgment that I have inspected this area and find and accept such areas as being safe and reasonably suited for the purposes of the Activity. I further agree and warrant that if, at any time, I feel or think anything to be unsafe, I and all guests will immediately leave the area and advise Ian. I am voluntarily participating in the Activity and I am participating entirely at my own risk. I am aware of the associated HOT TUB/POOL RISKS which may include but are not limited to drowning, heat exhaustion, heat stroke, skin/ear/bladder/lung or other infections, chemical burns or irritations, physical/psychological injury, pain, suffering, illness, disfigurement, disability, economic or emotional loss, paralysis or death. I understand that these injuries or outcomes may arise from my own or others’ negligence, including that of Ian's, or from the conditions at the Activity location. Nonetheless, I assume all related risks, both known and unknown to me, of my participation in this activity. Some of the known risks and precautions are noted below and I have read and understand these: ______ -Pregnant women, children and those with heart disease ARE NOT ALLOWED IN THIS HOT TUB. -If you are taking medication of any kind, or being treated for diabetes, low or high blood pressure, strokes, epilepsy, weakened immune system or other conditions, or are a frail elderly person, consult your physician prior to use of the hot tub or pool. -It is advised to limit your soak in the hot tub to no more than 15 minutes at a time. It is also advised to limit your time in the pool to no more than 60 mins at a time. If you overheat and faint, you can drown. Shower when you get out to rinse off the hot tub/pool chemicals. ______ -Keep your head, arms and upper chest out of the water to avoid overheating when in the HOT TUB. Get out if you feel dizzy, overheated, nauseous, or unwell. -Stay hydrated before getting into the hot tub/pool. -If the water looks murky or slimy, don’t get in. Alert me. -DO NOT DRINK ALCOHOL or USE DRUGS before or during hot tub/pool use. -Please KEEP the hot tub/pool CLEAN and CLEAR: -Shower before you get in to get off most particles, oils, cosmetics and hair and skin products. No shoes, street clothes, pets or glass containers in or around the hot tub/pool. Do not eat, or drink, or use soap and shampoo while INSIDE the hot tub. Do not urinate or spit into tub. And please, no “adult activity” while inside the hot tub. -Don’t get in the hot tub/pool if you have open sores or wounds, or cuts, or diarrhea. -Close the lid when you are finished with the hot tub. -Do Not sit, lay or stand on the hot tub cover – it will collapse into the hot tub. -Be careful when getting out so you don’t slip and fall. I FURTHER AGREE to INDEMNIFY, DEFEND AND HOLD HARMLESS the releasees against any and all claims, suits or actions of any kind whatsoever for liability, damages, compensation or otherwise brought by me or anyone on my behalf, including attorney’s fees and any related costs. I FURTHER ACKNOWLEDGE that Releasees are not responsible for errors, omissions, acts or failures to act of any party or entity involving this Activity on behalf of the Releasees. In the event that I should require medical care or treatment, I authorize Ian to provide all emergency medical care deemed necessary, including, but not limited to, first aid, CPR, use of an AED, emergency transport, and sharing of medical information with emergency personnel. I further agree to assume all costs involved and agree to be financially responsible for any costs incurred as a result of such treatment.
