I cant tell you how many times I have had a similar experience and that's why I started to host on Airbnb. I believe in creating a clean, comfortable and accommodating space for my guests because that is what I expect when I book a property. Clean, comfortable and great service in a comfortable home is what I provide for all my guests.

Welcome to my home where you can spend your days forgetting what day it is! The home is filled with subtle but convenient extras that will make your stay more comfortable. It has an open floor plan with plenty of room for up to 8 people. ➡The first room upon entering is the living room/kitchen and dining room with seating for everyone and marble counter tops. ➡As you walk through the kitchen, you will enter the hallway leading to the bedrooms and the laundry room. ➡The next room you walk by is the first bedroom with a King size 10-inch memory foam bed ➡The next room you will pass is the 1st bathroom which is a full bathroom. ➡The 3rd room as you walk down the hallway is the 2nd bedroom which also has a King size 10-inch memory foam bed ➡The 4th and last room at the end of the hallway is the master bedroom that also has a King size 10-inch memory foam mattress. The master has its own private bathroom and walk-in closet.
House Rules
Have you ever booked a hotel or Airbnb that wasn’t what you expected? Maybe it wasn’t as clean, organized, or welcoming as it looked online? I’ve had those experiences myself, and that’s why I work hard to ensure my guests find a beautiful, clean, and comfortable space when they stay with me. To maintain the quality of each guest’s experience, I have some rules in place to help keep the home in excellent condition and provide a reliable, welcoming stay for everyone. Here are a few key guidelines: + We understand and appreciate that our guests do pay a cleaning fee. This fee covers the cost of our professional cleaners to sanitize by following AirBnB's 5-step enhanced cleaning process as part of the COVID-19 safety practices, the cost to wash and accordingly replace linens, and the cost to restock all essentials. + For guests that stay with us for a minimum of 2 weeks, an additional half cleaning will be required. The half cleaning will consist of my professional cleaning company having full access to the property for 2 hours so they can clean all the counter tops, the bathrooms and replace all the linens on the beds. The cost of this half cleaning will be an extra $85 dollars per half cleaning. +For any booking that is longer than 3 weeks, there will be 2 cleanings that will be done by our professional cleaning company that will encompass cleaning the counter tops, the floors and the bathrooms in order to make sure the property is up to the cleaning standards we require for our guests during their stay. These cleanings will be communicated and scheduled between the guest and the host after the booking. The cost of each cleaning will be $85 and will be separate from the overall booking cleaning cost. The host will send a request for the funds for these cleanings after the booking is made and the cleanings are scheduled. + There will be a washer and dryer if you'd like to clean your used linens yourselves. Please do not wash the blankets/comforters unless there is a pressing reason that they need to be washed. If such a reason occurs, please notify us through the Airbnb messaging portal and we will assess the situation in regards to washing the blankets/comforters in the available washer and dryer. + There is a broom and mop located in the laundry room for your use in order to keep the house in good working and clean condition during your stay and also upon your departure. + You will be provided with numerous essentials during your stay. We do ask a few things of you regarding these: 1) please do not flush anything other than toilet paper down the toilet; 2) please use our provided makeup remover towels when removing makeup, as opposed to our towels & washcloths; and 3) please place dirty towels & washcloths on top of the washing machine before you check out. + Smoking is NOT allowed anywhere in or at the property. If any cigarette or marijuana is detected by ourselves or our smoke monitoring device, there will be an Airbnb case started. Smoke smell is extremely difficult and expensive to eliminate, and we don't need our new carpet and appliances smelling like it. If we notice any cigarette or marijuana smell or residue, there will be a $500 smoke cleaning fee applied. Please be aware that smoke smell tends to remain on clothes, can rub off on our furniture and linens, and can float into the house (especially if the door is left open and the wind is blowing that direction). Please do your part to avoid paying this expensive fee and maintain the cleanliness of our home. + There are no parties allowed. In addition to the global AirBnB party & event ban, our neighbors have little kids and, while largely friendly, expect the utmost level of privacy. That means after 9PM on weeknights and 11PM on weekend nights, noise level needs to be reduced to a minimum. The last thing we need is a neighbor's complaint about noise or parties. There will be a $200/per unplanned visitor/per calendar day fee that will be charged to the guest who booked for any people who are partying at the property. +There is a $40 early check in fee for any guest who would like an early check in before their scheduled check in. This is only allowed when the guest reaches out to me and I have time to make sure that the property has been fully cleaned and prepared for the incoming guest AND I have had enough time to ensure that my professional cleaning company has vacated the property. Early check ins are not always possible and the guest is required to get written permission from me though Airbnb messaging before the check in will be allowed. + The number of guests on the booking reservation must not be exceeded any given time during the reservation without detailed, written consent from the hosts. Additional guests add to our home's wear & tear & drive up our costs unexpectedly. Any extra guests that enter the premises without the hosts' prior consent will result in a $100 dollar fee per person per day that they are present. + We ask that our guests please use the front door when entering or leaving the house and that they ONLY use the front door when entering or leaving the property. +This property does not allow access to the garage during stays. I apologize for this inconvenience and any booking that is made means that you know and understand that this rule. + We have one exterior camera on the property and it will be on during your entire stay to ensure the protection our property, the respect of our neighbors and most importantly, you as our guests. + We have a strict checkout time of 11AM, in order to give our cleaners ample time to sufficiently tidy up the place prior to the arrival of our next guests. + Guests waive all rights to process if they fail to vacate the property upon their rental period's termination. In the event that there is an unauthorized late checkout, there will be a $25 fee per every 15 mins that will be added to the booking. If a guest is still in the unit over 2 hours past...
Other Details to Note
There is a lawn service company that does come by once per week on Tuesdays at noon and they will be taking care of the front yard and the back yard.

Accessibility and Availability
Neighborhood
The neighborhood is nestled at the end of a quiet street tucked off of the beaten path. The culd a sac is far enough away for privacy and seclusion but close enough to get to whatever you may need during your stay. Enjoy an adult beverage in the front yard seating area while watching the kids play or just enjoying the evening sunset. Hang out in the seating area in the back yard while playing a game of cornhole while BBQing. The neighborhood accommodates for any and all of these sorts of activities and is great for kids.
Guest Access
The front door has an electronic smart lock, so no physical keys needed to get checked in. I will provide the 4-digit code with the check-in instructions before arrival. If there are any issues, I will be able to unlock or lock it remotely. Guests will have access to the entire home except the garage. Play in the quiet neighborhood in the front yard while enjoying the privacy of being in a culd de sac with the family. The back yard is also available with a seating area and BBQ station for an afternoon BBQ with friends! Enjoy the entire home during your stay and all the amenities that the property offers on your vacation!
